St. Cloud, Florida: Lakefront Living, New Construction, and a Historic Small-Town Downtown

This is part of our Greater Orlando Pulse series. Also in this series: Osceola County: Kissimmee · Orange County: Orlando · Lake County: Clermont · Polk County: Davenport

St. Cloud sits on the southern shore of East Lake Tohopekaliga in Osceola County, about 10 miles east of Kissimmee and about 28 miles from downtown Orlando. It has grown quickly: the 2020 Census counted 58,964 residents, and the Census Bureau's estimate for July 2025 is 74,960. Buyers come for the lake, the small-town downtown, and a steady supply of newer homes, while staying within reach of Lake Nona, Orlando International Airport and the theme parks.

A Town Built for Veterans

St. Cloud has an unusual origin story. In 1909, the Seminole Land and Investment Company, set up by the Grand Army of the Republic, the national organization of Union Civil War veterans, bought 35,000 acres of the former Disston Plantation to create a retirement colony for veterans. They could buy a five-acre plot for $50. The city still calls itself the Soldier City, and the GAR Hall, built in 1914 at 1101 Massachusetts Avenue, is listed on the National Register of Historic Places. The St. Cloud Downtown Historic District joined the National Register in 2023.

What Homes Cost

The typical home value in St. Cloud was about $390,000 in September 2026, according to Zillow, down about 3% from a year earlier. Redfin put the median sale price at about $369,000 for all home types and about $390,000 for single family homes, for the three months ending September 2026. The two figures measure slightly different things (a typical value versus actual sales), so treat them as a range rather than a single number.

A lot of new construction is along the Narcoossee Road corridor toward Lake Nona. Builders there include M/I Homes at Center Lake on the Park, near Narcoossee Road and Center Lake Boulevard, which listed homes from $319,990 in October 2026. Further east along US-192, D.R. Horton's Harmony West listed homes from $324,990. Starting prices are usually for the smallest plan or a townhome, and they change often, so check the current price sheet before you plan around a number.

Harmony, east of the city along US-192, is a master-planned community certified by the Florida Green Building Coalition in 2008; that certification notes that only about 30% of the land was planned for development. Residents of the Harmony Community Development District can use district-owned boats on Buck Lake. Harmony, and some of the newer communities nearby, are in unincorporated Osceola County rather than inside St. Cloud's city limits, which affects property taxes and services, so check before you buy.

Closer to the lake, the older street grid around downtown has more established homes, within walking distance of the waterfront and the shops along New York Avenue.

Getting Around

13th Street, which carries US-192 and US-441, is the main east-west road through St. Cloud, connecting the city to Kissimmee to the west and Harmony and the Atlantic coast to the east. Florida's Turnpike passes just west of downtown, with two partial interchanges on US-192/441: Exit 244 (Kissimmee-St. Cloud North) and Exit 242 (Kissimmee-St. Cloud South). Check which ramps serve your direction of travel.

Narcoossee Road is the main route north. Lake Nona Medical City is about 14 miles from City Hall, and Orlando International Airport is about 17 miles. There is no SunRail station in St. Cloud. The nearest stations are in Kissimmee.

Things to Discover

Lakefront Park, on Lakeshore Boulevard, is the city's main waterfront park. It has a splash pad, a marina, a fishing pier, a boat ramp onto East Lake Toho, a sandy beach, a playground, picnic pavilions and more than two miles of bike path along the water. The city's 4th on the Lake celebration, with fireworks, is held at the park on the Fourth of July.

Trails are a growing part of the city. The Fortune Lakeshore Trail, which opened in October 2024, runs 6.9 miles along Fortune Road and Lakeshore Boulevard. In June 2025, Osceola County opened the Kissimmee-St. Cloud Connector Trail, a 1.5-mile path along the C-31 canal from Neptune Road to Brown Chapel Road, where it meets the Fortune Lakeshore Trail.

For nature closer to home, Peghorn Nature Park covers 58 acres with nature trails and an education center. The Lake Lizzie Conservation Area, a county preserve of 1,076 acres, has 11 miles of hiking trails and primitive camping. Ralph V. Chisholm Regional Park has hiking and horse trails, a beach and a boat ramp onto East Lake Toho.

Downtown, St. Cloud Main Street runs historic walking tours and events such as the Roots and Rhythm Festival and A Taste of Main Street.

Theme Parks and Beaches

St. Cloud is a little further from the theme parks than Kissimmee. Magic Kingdom is about 27 to 29 miles away depending on the route, and Universal Orlando Resort is about 25 miles.

In the other direction, US-192 runs east to the Atlantic coast. The beach at Indialantic, near Melbourne, is about 48 miles away.

Schools and Families

St. Cloud is served by the School District of Osceola County. High schools in the area include St. Cloud High School, Harmony High School, and Nova Lakes High School, the district's newest high school on Nova Road, which opened in August 2026. School zones shift as new schools open, so check the zoned schools for any address you are considering on the district's school zoning page (osceolaschools.net/schoolzoning).

What to Watch Out For

High-risk flood zones run along the East Lake Toho shoreline, part of the older street grid nearest the lake is in the moderate-risk 500-year zone, and there are scattered high-risk pockets inland. Check any address on the FEMA Flood Map Service Center, or use the City of St. Cloud's flood zone viewer, and price flood insurance before you make an offer. If you insure with Citizens Property Insurance, most Citizens home policies with wind coverage will need flood insurance by January 1, 2027.

Many newer communities are in Community Development Districts, or CDDs. Under Chapter 190 of the Florida Statutes, a CDD can levy yearly assessments, usually collected on your county property tax bill on top of regular property taxes, and the contract for the first sale of a home in the district must include a CDD disclosure. If you are buying a resale, ask the seller for the CDD amount. Ask for the exact CDD amount for any home you consider, and include it in your monthly budget. With so much new construction, drive your commute at rush hour before you choose a neighborhood.
